Tenancy Deposit Scheme
Landlords and tenants who let or rent property through Lampons can enjoy greater control over tenancy deposit monies thanks to our membership of the Tenancy Deposit Scheme (TDS).
Changes implemented by the Government from April 2007 mean that neither Landlords nor Agents can hold deposits during a tenancy unless they are part of an approved and regulated scheme.
As well as having the backing of the Government, the TDS is endorsed by the Association of Residential Letting Agents and the Royal Institution of Chartered Surveyors — the two leading industry bodies of which Lampons holds membership.
Lampons involvement with the Scheme means that our firm can — unlike most Agents and Private Landlords — continue to hold and control deposits on rented property. Operating under the TDS enables us to retain deposits on behalf of tenants, instead of forwarding the full deposit to the Government-sponsored Custodial Scheme. We believe this is in the best interests of our landlords and tenants.
